Job Title: Real Estate Director
Summary:
The Real Estate Director is responsible for leading the company's
real estate and renovation strategies across all locations. This
includes site selection, lease negotiations, asset management,
subleasing, and tenant coordination, along with oversight of
renovation and remodeling initiatives. The role collaborates
closely with internal teams and external partners to drive
strategic expansion, optimize the real estate portfolio, reduce
occupancy costs, and ensure consistent brand standards and
compliance.
Key Responsibilities:
Develop and implement comprehensive real estate and renovation
strategies to support expansion, relocation, remodeling, and
portfolio optimization.
Manage site acquisitions, lease negotiations, renewals, expansions,
relocations, subleasing, and asset management activities.
Conduct market evaluations, site surveys, and financial feasibility
analyses for new locations and renovation projects.
Negotiate and secure favorable lease terms aligned with financial
goals, operational needs, and risk mitigation.
Oversee renovation and remodeling projects, including project
scope, budgeting, vendor coordination, timeline tracking, and
closeout.
Lead subleasing and tenant coordination efforts, ensuring
compliance with lease terms and buildout requirements.
Monitor and manage lease administration, including rent payments,
NNN reconciliations, and compliance.
Identify underperforming assets and opportunities for renovation to
improve property value and performance.
Manage real estate and renovation budgets, forecasts, and reporting
for executive leadership.
Maintain systems for lease and renovation project tracking,
critical dates, and financial analysis.
Collaborate cross-functionally with construction, finance, legal,
operations, and marketing teams to align real estate efforts with
business objectives.
Lead internal and external project teams, including brokers,
architects, contractors, and consultants.
Prepare and deliver executive-level reporting on real estate
transactions, occupancy metrics, project updates, and market
analysis.
Stay informed of market trends, regulatory changes, and
construction standards to guide strategic decisions.
Ensure all real estate activities comply with federal, state, and
local laws, lease obligations, and safety codes.
Perform additional duties as assigned by management.
Qualifications:
Bachelor's degree in Real Estate, Business Administration,
Construction Management, or a related field (Master's degree
preferred).
10+ years of progressive experience in real estate management,
commercial leasing, asset management, and renovation oversight,
including 5+ years in a director or senior leadership role.
Bilingual in English and Mandarin is strongly preferred.
Proven expertise in site selection, lease negotiation, tenant
coordination, subleasing, and portfolio management.
Strong knowledge of retail renovation, including permitting,
buildout processes, vendor oversight, and project timelines.
Experience managing large, multi-state retail portfolios and
executing strategic growth and remodeling plans.
Proficiency with real estate and project management platforms
(e.g., Yardi, Lucernex, Procore, or similar).
Solid understanding of leasing terms, NNN reconciliations, CAM
charges, and risk mitigation.
Exceptional leadership, negotiation, and communication skills; able
to engage effectively with landlords, tenants, contractors, and
internal stakeholders.
Financial acumen for capital budget management, forecasting, and
ROI-driven decision-making.
Highly organized with the ability to manage multiple large-scale
projects under tight deadlines.
Experience mentoring and leading high-performing teams in real
estate and construction functions.
Must be authorized to work in the United States without
sponsorship.
